Here’s a summary of our process: -
- We aim to sell your home for the best possible price within a reasonable timeframe. This journey starts with an accurate valuation. We will visit you and provide an evidence-based opinion, but you decide your asking price. At the same visit, we can make recommendations that may make the property easier to sell.
- We can of course help you to find your next home so if you plan to buy again then we will ask you for details of your onward purchase requirements when we visit you.
- When you are ready to sell then let us know and we will arrange to pop back. We will measure, compile detailed property notes and take some top-quality photographs. A floorplan will be added before advertising.
- We will email you with a draft of a carefully worded, well-presented sales brochure and we’ll then tweak the property details until you are 100% happy.
- A bit of compliance detail to complete and off we go. Your property marketed across each of the major property portals and social media. Most importantly of all, our sales processes start - the matching of people and properties is our thing!
- There is no obligation to have a For Sale board, but it is proven to enhance your chances of selling. We organise this as a part of your package.
- We can hold a key and viewings are always accompanied, but you can do them if you would prefer. When we receive an offer, we then negotiate with the buyer on your behalf until an acceptable price is reached.
- Once an offer is accepted then we will instruct both solicitors and the conveyancing process begins.
- Our experienced team will manage all aspects of the sale progression in-house, liaising with surveyors, assisting solicitors and dealing with any specialist contractor reports that may be required by the buyer.
Using a LOCAL BUSINESS provides exposure in a geographical area that is relevant to your sale. This will help your property to get attention. Our Personal Service Guarantee means that your Account Manager will be with you from the beginning of the transaction to the end.
Our fee structure is simple. We tell you exactly what the charges are at the beginning and when the sale completes then your solicitor will withhold that amount from the proceeds of the sale. No small print or hidden charges is our promise, and you only pay us if the sale completes.
We can recommend trusted, reputable Solicitors who are practised at dealing with private sales both with and without tenants in situ. They will provide a detailed estimate for the cost of their work, and you are also free to obtain your own quotations. You choose who you use!
